Industrial Subdivision Phase III

The City of Brooks' newest industrial subdivision encompasses approximately 60 acres (12 lots varying in size from 1.72 to 6.07 acres).  This subdivision is zoned M-2 General Light Industrial District (please note that all uses in M-1 are also allowed).

The following are the general selling guidelines for the lots of this subdivision:

  • The lots will be sold directly though the City of Brooks on a first come, first serve basis;
  • Purchase  price includes all servicing—water and sewer, electrical, natural gas, telephone paving, and street lighting;
  • Offsite levies that pertain to the land are included.
  • Those offsite levies which apply to any buildings or improvements are the responsibility of the purchaser

Selling price per acre is set at $148,000 per acre plus GST.

Here’s your chance to build your dream home within a great neighbourhood in the City of Brooks. With these lots, you have the freedom to choose any builder and architect so long as the home design meets development standard.

Some key features of these lots include:

• Ten percent (10%) deposit required at the time of the offer;
• All offers to purchase must be received on the City’s standard Offer to Purchase form;
• The deposit shall be forfeited in the event of non-completion of the sale;
• Construction of a residence must be commenced within 12 months of the sale;
• Purchase price includes all servicing – electrical, natural gas, telephone  paving,  and  street lighting; 
• Offsite levies are included in the purchase price of the residential lots;
• Architectural and Landscaping Guidelines have been established for the subdivision; and
• Purchase price is plus GST.

 

 

COMMERCIAL LAND SALES

The City of Brooks would like to update prospective commercial land buyers on City owned commercial land that is currently for sale. The five parcels of land are located in the South East Sector of the City in the Meadowbrook Drive North subdivision and on 2nd Avenue East between Meadowbrook Drive East and 14th Street East. This is the first commercial land sale in this area. Parcel sizes range from as small as 1,700 square metres up to 9.72 acres. The price of the land is $190,000/acre plus GST (however, Council will consider all offers).
